• Lead lease-up and marketing efforts for newly developed affordable, senior, and family apartment communities • Oversee leasing and move-in processes for new construction communities • Introduce new apartment homes to local communities, residents, community leaders, referral partners, organizations, and government agencies • Manage leasing, marketing, advertising, communication, and branding activities • Generate qualified traffic and achieve 100% occupancy within established timeframes • Conduct door-to-door outreach and grassroots marketing campaigns • Build relationships with residents, businesses, employers, community organizations, and referral sources • Develop partnerships with governmental agencies, municipalities, housing authorities, nonprofits, and civic leaders • Serve as the property's Brand Ambassador • Identify and execute innovative, community-tailored marketing initiatives • Plan, organize, and host resident and prospect events • Attend community functions, networking events, and local meetings • Generate awareness through guerrilla marketing and face-to-face relationship building • Establish referral networks to drive prospect traffic • Visit and evaluate competing apartment communities and assess market positioning and pricing • Use social media, digital advertising, outreach programs, and local media opportunities • Maintain a visible daily presence throughout the community • Conduct professional apartment tours • Follow up with prospects by phone, email, and text • Assist applicants through qualification and approval • Collect and verify required documentation • Process rental applications and maintain compliance requirements • Maintain prospect and leasing records in company systems • Monitor leasing goals and occupancy performance • Coordinate move-ins and resident onboarding • Prepare marketing reports and leasing activity updates • Recommend marketing strategy adjustments based on results and market conditions • Travel to the next out-of-town assignment after completing each assignment
• College degree, required • Minimum 2 years of leasing, sales, marketing, hospitality, recruiting, retail sales, or related customer-facing experience • Proven ability to generate leads and close sales • Excellent communication and relationship-building skills • Comfortable working independently with minimal supervision • Strong organizational and time management abilities • Valid driver's license and reliable transportation • Proficiency with Microsoft Office and online marketing platforms • 100% travel required, with assignments lasting 3–5 months on average • Must have a personal vehicle available for travel • Ability to multitask at a high level • Ability to develop effective solutions to problems or situations • Must communicate effectively via email, Microsoft Teams, and telephone • Proficient understanding of the English language and accurate grammar and punctuation required • Comfortable working in a consistently deadline-oriented environment requiring a sense of urgency • Flexibility with schedule • Proficiency using Microsoft Office products and social media • Preferred: multifamily leasing experience • Preferred: new development lease-up experience • Preferred: affordable housing or LIHTC experience • Preferred: event planning and community outreach experience • Preferred: social media marketing experience • Bilingual skills are a plus
