• Perform Property Condition Assessments of existing commercial properties • Monitor new construction or renovation projects and conduct periodic site visits • Assist with energy and ADA audits • Make forensic assessment of major building systems and distressed conditions • Take photos of site and building system conditions and perform site photography • Conduct basic interviews and research covering property maintenance history • Make recommendations for maintenance and probable costs using cost and recommendation libraries • Write clear and concise condition and status reports using in-house report templates • Conduct public records research regarding building, zoning, and fire code violations • Monitor construction, review contractors’ requisitions for payment, and recommend release of construction funds • Observe compliance of as-built conditions with contract drawings and specifications • Review construction schedules, trade payment breakdowns, job cost reports, and payment requisitions • Manage multiple projects and deliver outstanding client service • Work as a team member with senior authors who review and critique reports before delivery to clients
• Bachelor’s degree in Architecture, Engineering or Construction Management required • Background in architecture, engineering, building forensics, or construction management • Industry experience required • Previous construction administration, construction management, architecture, engineering or similar experience • Experience performing Property Condition Assessments (PCAs) and writing technical reports preferred • Technical writing proficiency • Photography skills • Understanding of cost estimating for general budget purposes • Knowledge and experience in assessing various property types preferred • Knowledge of the entitlement/permitting process and construction delivery methods and agreements • Familiarity with construction best practices and general building codes • Proficiency in Word, Excel, and Outlook • Advanced writing and communication skills • Personable and able to communicate with people at all levels • Willingness to travel if necessary • Self-starter, resourceful, and ability to work independently on multiple projects under strict deadlines • Ability to occasionally climb ladders to access two and three story, low-slope roofs and navigate stairs and building interiors • Capable of managing stairs as well as two- or three-story ladders • Experience with Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments a plus • PE or RA license a plus
