📋 Description

• Act as the main point of contact for the Asset Manager on assigned assets • Receive, progress, and recommend occupier applications for alterations, wayleaves, underletting, or assignment • Ensure tenant compliance with lease covenants and obligations and manage breaches through to conclusion • Respond to technical lease and licence queries • Resolve occupier matters affecting valuation and investment considerations • Manage financial accountability, cashflow, charge raising, non-recoverable expenditure, credit control, and accounts payable processes • Prepare and manage service charge budgets, reconciliations, and cash flow in accordance with RICS guidelines and client KPIs • Support ESG initiatives and align client ESG strategy with JLL responsibilities • Manage third-party supplier performance • Conduct regular portfolio property inspections and resolve presentation issues • Handle property transitions, due diligence, acquisitions, and disposals • Provide client reporting content, attend client meetings, and deliver client KPIs and deliverables • Engage occupiers and support customer experience initiatives • Work with third parties and JLL teams on major works and site-based projects • Help implement health and safety compliance measures • Support insurance renewals, oversee site insurance matters, and manage the end-to-end claims process • Manage void properties on behalf of clients and insurers • Raise and track additional fee work • Line manage junior team members when required • Identify cross-selling opportunities

🎯 Requirements

• Preferably MRICS qualified • 3+ years in property management • Strategic thinking and innovative problem-solving skills • Strong commercial acumen and client relationship skills • Ability to set and achieve ambitious targets • Excellent communication and negotiation skills • Advanced IT skills, particularly in property management systems • Strong analytical and problem-solving abilities • Experience in financial planning and operational reporting • Experience with cross-functional projects • Strong leadership and understanding of property/asset management • Professional internal and external communication skills • Commitment to innovation and inclusive practices • Adherence to JLL Working Practices guidelines • Ability to provide line management and mentoring
