• Handle all guest communication with fast, professional responses • Manage bookings, inquiries, extensions, disputes, and special requests • Oversee check-in/check-out processes (remote coordination) • Resolve urgent issues promptly, especially during the on-call window • Maintain a high level of guest satisfaction and review performance • Coordinate cleaners, handymen, and contractors • Confirm property readiness before every check-in • Monitor inventory (amenities, linen restock alerts, supplies) • Track damages, maintenance needs, and report issues immediately • Optimise Airbnb/Stayz/Booking.com listings • Update photos, descriptions, highlights, pricing strategy • Implement seasonal promo campaigns • Monitor competitors and adjust strategies to maximise occupancy • Assist with social media support when needed (optional add-on) • Manage calendars and prevent double-bookings • Weekly performance reports (occupancy, revenue, issues, reviews) • Handle documentation, invoices, and expense tracking • Maintain SOPs for property operations
• 5+ years experience in Airbnb management, hospitality, property management or STR operations • Excellent English (spoken and written) • Strong marketing skills (Airbnb optimisation, social media, content updates, pricing strategy) • Ability to work independently with minimal supervision • Must be available on call between 10am – 2pm AEST • Comfortable doing overtime during peak periods or emergencies • Skilled in using Airbnb platform, pricing tools, task apps (Asana, Notion, Guesty, Hostaway, or similar) • Strong problem-solving, time management, and communication skills
