Description

• Own the financial performance of Etude's investment portfolio, including budgeting, forecasting, investor and lender relations, and property- and investment-level analysis • Work directly with the CEO, CFO, and senior leadership • Oversee institutional third-party operators and in-house teams • Influence acquisitions, financing, dispositions, and growth strategy • Build systems to provide portfolio-level visibility and participate in major transactions • Negotiate with counterparties, understand legal contracts, and structure deals to maximize return on equity • Own annual operating and capital budgets across stores, operators, markets, and investment vehicles • Challenge operator budget submissions and integrate new acquisitions and lease-ups into portfolio plans • Own monthly and quarterly reforecasting and consolidated financial modeling • Run scenario and sensitivity analyses for capital allocation, financing, and hold/sell decisions • Track forecast accuracy and perform post-acquisition underwriting reviews • Serve as primary finance contact for the CEO, capital partners, and lenders • Own monthly and quarterly investor reporting packages and lender reporting • Manage covenant compliance and lead financings, acquisitions, and dispositions with counterparties • Analyze property- and investment-level financial statements, rent rolls, revenue quality, expenses, accruals, and one-time items • Diagnose variances and build an early-warning framework for struggling stores • Benchmark stores against budgets, prior year, underwriting, peer stores, and local market comparables • Lead financial performance reviews with third-party operators and track corrective actions • Identify revenue enhancements and cost reductions prioritized by NOI impact • Design and build a unified financial reporting and analytics system • Run monthly business reviews with the CEO and CFO • Build and lead the finance team • Standardize operator charts of accounts and establish controls, close calendars, and validation checks • Champion AI skills, agents, and automated workflows for data ingestion, variance diagnostics, and reporting

🎯 Exigences

• 12+ years in finance, FP&A, asset management, or investment management • 5+ years in self storage or commercial real estate at an institutional owner, REIT, operator, or fund • Prior senior finance leadership as VP, Director of Finance, or Head of FP&A • Ownership of an annual budget and forecast for a comparable-scale multi-asset portfolio • Hands-on budgeting and forecasting expertise, including driver-based budgets and rolling forecasts • Direct investor relations experience with family offices, LPs, institutional capital partners, and/or lenders • Ability to analyze store P&Ls, balance sheets, and rent rolls • Advanced financial modeling and Excel proficiency • Fluency with CRE financing, including CMBS, lender reporting, and covenant compliance • Familiarity with loan, purchase, and joint venture documents • Experience replacing manual processes with scalable reporting systems using AI, automation, Claude, Claude Code, and BI tools such as Power BI or Tableau • Proven people leadership and ability to lead through data, accounting, and legal partners • High agency and high urgency in a lean, founder-led environment • Clear, concise writing and communication skills • Bachelor's degree in finance, accounting, economics, real estate, or a related field • CPA, CFA, or MBA preferred • Experience in debt capital markets, capital raising, or equity and credit investing beyond real estate preferred • Exposure to acquisitions underwriting, lease-up and development tracking, and dispositions preferred • Exposure to public markets or REIT reporting standards preferred • Experience with Python, SQL, and/or Claude preferred • Hands-on knowledge of self storage economics preferred • Ability to pass a general and criminal background check • Must be authorized to work in the United States
