📋 Description

• Act as the main point of contact for Asset Managers on assigned assets • Receive, progress, and make recommendations on occupier applications involving alterations, wayleaves, underletting, or lease assignment • Ensure tenant compliance with lease covenants and obligations and manage breaches through resolution • Respond to technical lease and licence queries • Resolve occupier matters affecting valuation or investment considerations • Manage financial accountability, cashflow, charge raising, and non-recoverable expenditure with JLL Accounts teams • Prepare and manage service charge budgets, reconciliations, and cash flow in accordance with RICS guidelines and client KPIs • Support ESG initiatives and align client ESG strategy with JLL responsibilities • Manage third-party supplier performance with colleagues • Conduct regular property inspections and resolve and record identified issues • Handle property transitions, due diligence, and support acquisitions and disposals • Provide content for client reporting and attend client meetings • Understand and deliver client PMA, asset strategy, KPI, and other deliverables • Engage occupiers to maintain customer satisfaction and gather business intelligence • Deliver customer experience initiatives with SMEs and service partners • Work with third parties and JLL teams on major works and site-based projects • Help implement health and safety compliance measures • Support annual insurance renewal and oversee site insurance matters and claims • Manage void properties for clients and insurers • Raise and track additional fee work • Support new business, client expansion, cross-selling, and project-based work • Line manage team members when required and provide mentoring • Investigate and remedy pre-existing property management issues • Drive change and progress in response to client and market demands

🎯 Requirements

• Preferably MRICS qualified • 5+ years in property management • Recognised subject matter expert • Strategic thinker with innovative problem-solving skills • Strong commercial acumen and client relationship skills • Results-driven with ability to set and achieve ambitious targets • Self-motivated leader who fosters teamwork • Excellent communication and negotiation skills • Advanced IT skills, particularly in property management systems • Sharp analytical and problem-solving abilities • Experience in financial planning and operational reporting • Experience with cross-functional projects • Strong leadership and deep understanding of property/asset management • Strong and professional communication skills (internal and external) • Adherence to JLL Working Practices guidelines • Ability to provide line management and mentoring
