Beschreibung

• Oversee all operations of company-managed stores assigned to the district • Recruit, hire, coach and retain high-performing store managers • Ensure sales-focused and customer-centric behaviors • Maintain effective facility presentation, maintenance, labor and vendor management • Lead according to Storage Asset Management’s culture and values • Use management information tools and analyze financial reports to identify store-performance trends and issues • Monitor current and future competition through competitor visits • Coach store managers on repairs, maintenance and vendor contracts • Manage rental rates, discounts, merchandise, Tenant Protection Plans, truck rentals and other income sources • Support and hold store managers accountable for marketing initiatives and policies/procedures • Respond to customer inquiries and address concerns • Identify operational successes and implement plans to address opportunities • Manage P&L, including revenue drivers, payroll, repairs and maintenance, and expense budgets • Conduct regular property audits for safety and operational standards • Manage delinquent tenant processes to reduce delinquency and improve customer retention • Build and strengthen client relationships through communication and meetings • Communicate effectively with employees, colleagues and customers

🎯 Anforderungen

• Demonstrated leadership competency in building, developing and retaining high-performing teams of hourly, nonexempt employees • Passion for sales and customer service excellence • Ability to monitor and control payroll and expenses • Must have a valid Driver’s License and reliable transportation • Exceptional communication, organization and time management skills • Working knowledge of Microsoft Excel, Word, PowerPoint and Outlook • Willingness to travel approximately 50% of the time to other markets, the SAM office in PA, and industry trade shows • Minimum 40 hours per week • Ability to perform walking, standing, sitting, talking, hearing, driving, bending/stooping, repetitive motion, keyboarding, lifting up to 25 lbs., reaching, climbing and crouching/stooping • Bachelor's degree and previous storage facility experience are a plus
