📋 Description

• Ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for assigned properties • Perform plumbing, electrical, and HVAC requirements of the buildings • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and related equipment • Verify field conditions and perform necessary repairs or adjustments • Monitor energy management • Repair doors, ceilings, hand railings, floors, and perform general property repairs, adjustments, and installations • Repair plumbing fixtures • Perform preventive maintenance according to C&W standards, building protocols, manufacturer recommendations, and industry best practices • Inspect engine rooms, fan rooms, cooling towers, motors, pumps, electrical rooms, backup generators, fire pumps, sump pumps, and ejector pumps • Replace lamps and light fixtures; reinstall or replace signage; keep rooms clear of obstructions and debris • Inspect emergency exit signs, lights, stairs, and exits; perform fire and life safety inspections • Document and report activities to supervisor • Respond immediately to emergencies and customer concerns • Comply with applicable codes, regulations, governmental agency requirements, company directives, and safe work practices • Work shifts and/or on-call duties as required; may work extended periods without relief during emergencies • Travel between properties in varying weather conditions

🎯 Requirements

• High School Diploma or GED Equivalent • 5+ years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting • Appropriate license/permit for trade as may be required, such as Journeyman or Master Electrician License or city licenses • May be required to have certification as a Universal Technician for CFC’s depending on market licensure requirements • Valid driver’s license and good driving record with periodic checks (where applicable) • Basic Computing Skills in Outlook, Excel & Word • Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc. • Knowledge of energy management systems, techniques and operations • Thorough knowledge in all building systems operations, maintenance and repair • Ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment and safely install rigging/lifting devices • Ability to read and understand information presented orally and in writing • Ability to utilize vision abilities to read printed material, drawings, and schematics • Must complete all required C&W Safety Training as scheduled annually • Must comply with C&W Uniform Dress Code
