• Act as the key, day-to-day client interface for cost management services • Support large-scale hyperscale data center campuses and mission-critical construction programs • Estimate and negotiate change orders throughout the construction lifecycle • Produce and present final cost plans and cost estimates • Review cost estimates with design services teams and general contractors • Reconcile changes and verify contractor data accuracy • Gather project status information and prepare cost estimate updates • Prepare written comments and executive summaries on contractor submissions • Coordinate cost information from NPA, subcontractors, suppliers, and A/Es • Drive engineering priorities based on cost impact • Resolve scheduling issues proactively with minimal supervision • Manage cost checks, valuations, cost auditing, and cost validation processes • Manage post-contract cost variances, change control, contingency, commitments, and cost impact tracking • Prepare funding data presentations and coordinate value engineering sessions • Develop cost plans and estimates through design milestones • Provide commercial input to design optioneering and value engineering • Review contractor and subcontractor pricing and lead client-side negotiations • Perform quantity surveying, cost controls, and change management throughout the project lifecycle • Produce monthly cost reports for client presentation • Negotiate and agree final accounts • Compile built cost estimate records for benchmarking • Identify, coach, and mentor talent • Manage commission margins, fee/resource forecasts, and financial reports using internal software • Implement business management systems, delivery methodologies, and tools • Adhere to applicable SOX control responsibilities
• Ability and willingness to travel and provide onsite project support, typically 25-50% of the time • Must be physically based in the United States • Legally authorized to work in the U.S. • Bachelor’s degree in construction management, cost management, quantity surveying, engineering, or a construction-related field • Minimum 5-7 years of relevant experience in construction cost management • RICS accreditation or progress toward it preferred • Experience leading cost management on medium or large, medium- to high-complexity construction projects • Experience preferably in data center, mission-critical, advanced technology, industrial, semiconductor, manufacturing, power, or major infrastructure environments • Experience supporting hyperscale data center campuses, mission-critical facilities, large-scale capital programs, or highly technical facilities preferred • Construction consultancy experience strongly preferred • Knowledge of construction industry technical matters, procurement routes, value management, and value engineering • Excellent communication skills • Ability to operate in a client-facing role
