📋 Description

• Develop test fits, adjacency studies and dimensioned layouts for commercial tenant improvements and residential interiors • Resolve circulation, furniture placement, storage, workflow and spatial experience • Assess existing-condition drawings, photos and measurements; identify constraints and verify critical dimensions • Create concept boards, finish palettes and coordinated interior schemes covering cabinetry, custom millwork, feature walls, ceilings, furnishings and lighting intent • Incorporate accessibility and building-system requirements with responsible professionals • Produce accurate 3D room models and photorealistic renderings from multiple viewpoints • Use 2020 Design for layouts, cabinetry, manufacturer catalog selections, materials and presentation views • Use AutoCAD for plans, elevations, sections, schedules and interior details • Create client-facing 360-degree panoramas and immersive presentations where appropriate • Maintain consistent dimensions, selections and revisions across models, renderings and drawings • Deliver organized editable files, accurate references, labeled issue sets and presentation-ready exports • Source finishes, fixtures, furnishings and custom millwork • Prepare selection schedules with product, finish, dimensions, quantities, supplier, pricing and lead times • Obtain comparable quotes and propose design-preserving alternatives • Coordinate approvals and purchase-by dates with Procurement and Project Management • Flag long-lead items, discontinued products and substitutions; review samples and submittals • Prepare preliminary quantities and allowances for finishes, cabinetry, fixtures and furnishings • Support conceptual budgets, compare design alternatives and explain cost and schedule impacts • Provide takeoffs, specifications and scope notes to Estimating • Reconcile selections with approved allowances and identify cost changes • Collaborate with architects, engineers, estimators, project managers and field teams on constructibility and design intent • Support site verification, consultant coordination, permit documentation and field-question responses • Review shop drawings, finish transitions and installation details • Track revisions and approvals, communicate changes, and support finish inspections, punch-list resolution and final styling

🎯 Requirements

• 15+ years of progressive interior design experience • Substantial completed commercial interiors and residential renovation or fit-out work • Expert, hands-on proficiency in 2020 Design, including the Design Live / Design Flex product family, and AutoCAD • Demonstrated ability to create and revise native project files independently • Exceptional portfolio showing original design concepts, full-space commercial planning, detailed renderings and completed transformations, with personal contribution clearly identified • Strong command of proportion, scale, circulation, color, texture, lighting and material composition • Practical knowledge of custom millwork and interior construction • Proven material sourcing, specification and vendor coordination skills • Ability to explain design choices and budget tradeoffs to discerning clients • Experience with a design-build general contractor, architecture practice or interior design studio valued • Experience with adaptive reuse, custom millwork and advanced walkthrough production valued • Relevant design or architecture degree, NCIDQ certification or comparable credential valued, not required
