Beschreibung

• Review and negotiate real estate and site development opportunities, including REA amendments, development consents, leases, and real estate sales • Direct and manage the Company’s existing real estate asset portfolio and corporate real estate strategy objectives • Collaborate with leadership on high-profile and complex real estate transactions and related agreements • Manage real estate activities for new store development and the existing portfolio, including site selection, negotiations, legal documentation, due diligence, and market research • Develop long-range strategic real estate plans with the VP of Real Estate and senior management • Coordinate materials and support information for monthly Real Estate Committee meetings • Present real estate proposals to JCP senior leadership and ownership for approval • Create and maintain reports and schedules tracking critical action dates, site development projects, and land sale opportunities • Collaborate with store/field operations on landlord and developer relationships, market and store development, and real estate matters • Collaborate with Legal on lease and property document negotiations and compliance with business terms • Coordinate with Store Construction on modernization and new-store cost estimates and site/store layout considerations • Collaborate with Lease Administration to resolve property management and lease issues • Develop new-store, relocation/downsize, lease-renewal, store-closing, and store-buyout pro formas and financial analyses with Finance • Lead the assessment, negotiation, and contracting process for IBO and warehouse space

🎯 Anforderungen

• 6+ years' experience negotiating retail LOIs and leases, Reciprocal Easement Agreements, and related real estate documents • Prior site development experience preferred • Proficiency in Microsoft Office and ability to learn latest programs • Experience with Lucernex preferred • College degree in finance, accounting, business administration, architecture/engineering, or another relevant subject area • Law degree or MBA highly desirable • Strong leadership, strategic, management, negotiation, and execution skills • Ability to understand and negotiate complex business and legal agreements • Ability to perform basic financial analysis • Ability to work with Senior Management • Strong oral and written communication, critical thinking, and negotiating skills
