Beschreibung

• Manage delivery of planned and reactive Hard FM services across all properties, with responsibility for operational performance, health and safety, human resource management, quality, compliance and service level agreements • Review and update site-specific policies and operational procedures to align with the value framework and ISO 9001 standards • Develop and implement operational best practices and working initiatives • Ensure building regulations, statutory obligations, legislative compliance and best working practices are delivered • Contribute to building activity calendars and significant building events, including black building tests, M&E audits, actions and document reviews • Foster One Team relationships among the management team, service partners and stakeholders • Monitor operational performance and produce formal monthly performance reports • Manage service partners and contract performance, including relationships, contract administration and operational improvements • Act as Responsible Person for Legionella (Water) • Develop and monitor a contract risk register • Provide out-of-hours availability for critical call-outs • Produce technical reports for significant reactive breakdowns, client requests and additional expenditure approvals • Establish risk management controls, procedures, health and safety systems, audits and contingency plans • Meet monthly with service partners and ensure KPIs, SLAs and reports are completed accurately and promptly • Maintain contracts within budget and identify ways to improve customer service and reduce expenditure • Build constructive long-term client relationships • Lead portfolio energy management and optimize building performance and reporting • Contribute to SMART building technology platforms and data analysis • Ensure client assets operate at optimum performance and energy is managed in accordance with accreditations such as NABERS • Deliver one-off and non-contractual operational tasks, out-of-hours occupier events and special projects • Role-model HSE behaviors and lead HSE culture • Undertake site safety inspections and audits • Ensure team adherence to HSE legislation, processes and policies, including accident investigation, reporting, risk assessments and audits • Manage contract P&L performance, budgets, aged debt and work-in-progress recovery • Understand commercial contracts, scopes of service and cost models • Submit invoices on time and apply extensions when necessary • Work within authority levels and agreed protocols for Small/Extra Works • Provide quotes for additional profitable revenue opportunities • Issue purchase orders to the contracted supply chain • Manage supply-chain invoice submissions and ensure payment follows delivery standards • Build cost books and follow the CRB process

🎯 Anforderungen

• Industry-relevant qualifications • Computer literacy in CAFM, Word, Excel and Outlook • Preferably equivalent to a minimum of 10 years’ experience at technical engineering management level • National General Certificate in Occupational Safety and Health accredited by NEBOSH or IOSH • Proven track record of technical problem solving • Ability to communicate technical subjects to non-technical customers and team members • Ability to produce technical reports • Ability to manage change across diverse groups and promote best practice and strategic advice • Ability to pass a DBS check at JLL cost
