• Complete required preventive maintenance and repairs on commercial and industrial facility equipment • Travel daily in a company van and use company-provided tools to service a variety of customer sites and commercial properties • Abide by safety guidelines, including OSHA regulations and lock-out/tag-out procedures • Conduct shift rounds to identify issues and document system and equipment performance • Maintain, troubleshoot, inspect, evaluate, and substantially repair facility equipment • Diagnose and perform preventive maintenance on HVAC, fire/life safety, plumbing, and electrical systems • Repair transformers, motors, motor starters, MCC panels and circuits, variable frequency drives, wires, and cables • Maintain dock equipment, building and parking lot lighting, outlets, emergency lights, and exit lights • Rebuild pumps, steam traps, valves, electrical and pneumatic solenoid devices • Repair plumbing leaks and stoppages, and repair or replace sinks, piping, valves, and drains • Maintain electrical controls, lighting, and electrical distribution systems • Order parts, create purchase orders, manage vendors, and attend job or project meetings • Communicate work requests, status, and expected completion dates with coworkers and customer staff • Document work results in the CMMS, analyze findings, and recommend preventive-maintenance updates • Manage maintenance projects and complex equipment repairs, and provide guidance to facilities-services subcontractors • Perform other duties assigned by the Site Manager
• High School diploma (or equivalent) required • Preference given to those with some undergraduate business or trade school training • 4 years’ experience and/or training including the application of mechanical, electrical, plumbing, and carpentry skills/concepts required • An equivalent combination of training, education, and manufacturing maintenance experience is acceptable • Valid driver’s license required • Fork truck operator’s license required • JLG operator’s license required • Ability to interpret written, oral, diagram, or graphic instructions • Ability to interpret safety rules, operating and maintenance instructions, and procedure manuals • Ability to write routine reports and correspondence • Working knowledge of MS Word • Ability to send and receive emails and manage an email box • Ability to operate the work order system and maintenance-specific software such as Building Automation • Ability to speak effectively before groups of customers and/or employees • Ability to use hand and small/large power tools • Ability to disassemble and reassemble fixtures, fans, pumps, HVAC equipment, and other building-related equipment • General plumbing, electrical, and carpentry skills • Understanding of building systems and operation, including HVAC, plumbing, electrical, life safety systems, and building envelope • Ability to competently operate a forklift, scissor lift, and aerial lift • Ability to operate a personal computer, cell phone, and/or electronic tablet • Ability to adapt to dynamic priorities and changing customer expectations • May need to support non-customary schedules and weekend work • Ability to calculate figures and amounts using basic algebra and geometry • Ability to solve practical problems involving limited standardization • Ability to stand, walk, climb stairs and ladders, stoop, kneel, crouch, or crawl • Ability to regularly lift and/or move up to 70 pounds at higher than chest level • Ability to tolerate adverse rooftop working conditions and extreme temperature changes • Ability to wear required safety equipment, including steel toecap shoes, hearing protection, hardhat, eye protection, and hair protection
