📋 Description

• Source and pursue raw land, entitled land, and finished lot opportunities across target North Carolina markets • Build and maintain relationships with land brokers, developers, engineers, and landowners • Create and manage a land pipeline to meet short- and long-term lot sales • Lead financial analysis, including land residuals, IRR modeling, and sensitivity analysis • Evaluate zoning, entitlement risk, utilities, topography, and development costs • Coordinate environmental, geotechnical, and legal due diligence • Structure and negotiate purchase agreements, options, and joint ventures • Present investment opportunities to executive leadership and/or investment committees • Manage deal execution through closing • Partner with land development, engineering, and legal teams through entitlement and permitting processes • Engage with local municipalities, planning commissions, and governing bodies • Monitor project timelines and mitigate entitlement risks • Track market trends, pricing, and competitive activity across North Carolina • Recommend acquisition strategy based on economic conditions and company goals • Identify emerging submarkets and growth opportunities
