📋 Description

• Meet with prospects identified directly or referred by realtors, developers, attorneys, and other referral sources • Explain mortgage products and services and recommend options based on prospect needs • Guide customers through the mortgage application process • Explain required information and other loan-process aspects • Ensure applications are accurate and include required documentation • Manage customer expectations regarding processing times and closing dates • Sell and originate residential mortgage loans according to policies, procedures, and legal and regulatory guidelines • Generate referrals for mortgage opportunities and other company business-line products • Develop plans to achieve sales goals with sales-management assistance • Enter information into the mortgage loan system and maintain accurate pipeline records • Create supporting files and documentation for underwriting, regulatory, and other purposes • Send applications and required information to underwriting • Underwrite loans using point-of-sale underwriting systems within scope of authority • Communicate loan decisions and explain additional information needed • Submit materials to processing to clear conditions, finalize commitments, and prepare for closing • Communicate with customers, underwriters, processors, realtors, closing agents, and others • Attend closings as needed • Develop knowledge of industry practices, products, mortgage laws, and regulations through training and seminars • Participate in homebuyer seminars, home shows, brokers’ meetings, and financing workshops • Recommend changes to products, programs, and pricing • Support successful TD Bank audits and examinations • Handle complex mortgage needs

🎯 Requirements

• Bachelor’s degree or progressive work experience in addition to experience below • 2+ years of mortgage origination experience • Proven sales ability • Developing knowledge of mortgage industry, products, lending practices, and regulatory guidelines • Highest level of sales ability and negotiation skills • Self-directed ability to plan own activities to achieve sales goals • Strong time management skills • Excellent verbal and written communication skills • PC skills, including ability to learn mortgage origination and automated underwriting systems • Must be eligible for employment with a covered financial institution under Regulation Z standards • Must be eligible for registration as a registered mortgage loan originator with NMLS under the SAFE Act • Satisfactory criminal background check and credit report check • Required statements/certification regarding administrative, civil, and/or criminal findings by any government agency/authority • Occasional domestic travel • Ability to perform sedentary work, multiple tasks, and operate standard office equipment continuously • Ability to sit and concentrate for long periods continuously • Ability to read, write, comprehend instructions, and perform basic arithmetic continuously
