📋 Description

• Prepare and present mechanical cost estimates and quantity take-offs • Manage commercial aspects of complex Mechanical Building Services and Process Utility installations • Advise clients on procurement strategies • Manage vendor prequalification • Assess proposals, bids, change orders, and bid levelling documents • Make final recommendations to clients • Attend and chair bid interviews • Manage the contractor appointment process • Evaluate contractor and subcontractor tenders independently • Prepare commercial recommendations • Review, validate, and negotiate variations, change orders, and compensation events • Provide side-by-side cost comparisons • Review change orders and validate quantities, rates, and scopes against industry practices and contract documents • Self-perform Class 3 estimates on select submissions • Manage, review, and present estimates of complex change orders • Benchmark performance against successful commissions • Assist with change management in a fast-track design and construction environment • Provide commercial management support for specialist mechanical systems • Adhere to SOX control responsibilities where applicable

🎯 Requirements

• Minimum 5 years of relevant experience in a Quantity Surveying and/or estimating role in the construction industry • Strong knowledge of construction contracts • RICS accredited or working towards it is valuable • Experience supporting cost management on medium or large sized construction projects • Construction consultancy experience is strongly preferred • Good knowledge of procurement routes, value management, and value engineering • Strong communication skills • Ability to independently evaluate contractor and subcontractor tenders and prepare commercial recommendations • Ability to understand Class 2 estimates (preferred) • Experience with complex Mechanical Building Services and Process Utility installations • Familiarity with MS Suite, Bluebeam, digital cost management tools and/or estimating software • Familiarity with BIM-based quantity extraction (a plus) • Knowledge of semiconductor facility infrastructure and construction methodologies (a plus) • Familiarity with MCAA, SMACNA, and RS Means (a plus) • RICS certification (a plus) • Knowledge of mechanical dry/wet systems, plumbing, fire suppression, and process systems • Ability to work with bid analysis sheets, change control forms, cost estimating software, and take-off software
