It offers automated daily market surveys, a market research product (Explore Pro), and an AI-driven revenue management product called Daylight. ApartmentIQ serves over 1,500 property management companies (PMCs) and tracks 8M+ units daily, with historical data and pricing/concession data aggregation. The platform is used by asset managers, revenue managers, and business development teams in multifamily real estate to gather competitive intelligence, track construction pipelines, rent comps, and automate market intelligence workflows.

📋 Description

• Improve the logic and systems that turn raw multifamily data into customer-facing metrics • Investigate occupancy estimate discrepancies, including properties that hide available units, and improve true-availability estimates • Estimate unit mix by bedroom group through deduplicating and matching units across sources • Distinguish true leases from delistings and data gaps • Select the most accurate data source for each attribute • Detect bad data and unusual operator behavior before it reaches customers • Benchmark outputs against real operator data, diagnose discrepancies, and design fixes • Prototype analytics and data logic using AI coding tools such as Claude Code or Codex • Partner with engineering to deploy and monitor work in production • Apply multifamily expertise to identify operator behaviors and data artifacts • Share findings with product, engineering, and leadership

🎯 Requirements

• 3+ years of multifamily experience in acquisitions, asset management, revenue management, or operations; this is required • Deep knowledge of how properties market and lease units, including occupancy, leased vs. occupied, concessions, unit mix, lease-ups, and operator behaviors that distort them • Hands-on experience building new analytics tools or workflows with AI coding tools like Claude Code or Codex • Proven experience using data to answer hard questions and drive decisions • Strong quantitative lean and desire to grow into a technical role • Ability to own a problem end to end in a remote environment • Must be authorized to work for any employer in the U.S.; employment Visa sponsorship is unavailable • Nice to have: working knowledge of SQL, Python, or similar • Nice to have: familiarity with multifamily data systems including Yardi, RealPage, Entrata, ResMan, Knock, Funnel, EliseAI, CoStar, Yardi Matrix, and RealPage Market Analytics • Nice to have: exposure to data matching, deduplication, or anomaly detection problems
