📋 Description

• Manage day-to-day performance for an assigned pool of stores across revenue, expenses, capital, and reporting • Support NOI growth through revenue optimization, expense discipline, and targeted capital deployment • Work with third-party management and/or revenue management teams on rate strategy, customer rate increases, concessions, and move-in pricing • Monitor occupancy, rate per square foot, RevPAF, delinquency, auction activity, and tenant insurance attachment • Identify and implement ancillary revenue opportunities • Serve as day-to-day asset management contact for operators or in-house operations teams • Review monthly operating reports, P&Ls, variance reports, KPI dashboards, and budget performance • Conduct property visits and market tours to assess operations, condition, staffing, competition, and demand drivers • Track controllable store-level expenses • Review annual operating budgets and CapEx plans; request adjustments as needed • Produce monthly and quarterly asset reporting with performance analysis, market commentary, risks, opportunities, and recommendations • Maintain rolling forecasts and update hold models, valuations, and debt metrics • Improve KPI dashboards and reporting templates • Maintain CapEx plans and support value-add project underwriting and execution • Track ROI on discretionary spending • Support acquisition underwriting, operational due diligence, takeover plans, hold/sell analyses, and dispositions • Follow and refine asset management processes and workflows • Work with Claude, PMS platforms, revenue management systems, BI tools, and accounting tools • Document SOPs for recurring tasks

🎯 Requirements

• 3–5 years of commercial real estate experience • At least 1–2 years in asset management, portfolio management, property management, or an operator-side performance role • Self storage experience preferred; multifamily, hospitality, manufactured housing, or other operationally intensive CRE experience considered • Solid financial modeling skills • Excel proficiency • Comfortable working with operating pro formas, budgets, and hold models • Strong organizational and communication skills • Ability to manage multiple assets and priorities • Willingness to travel approximately 20–30% to stores and markets across the U.S. • Bachelor's degree in finance, real estate, business, or a related field • Experience with self storage PMS platforms and revenue management systems preferred • Experience working with third-party operators, or at a self storage operator or REIT preferred • Exposure to CRE debt, refinancing analysis, or lender reporting preferred • Familiarity with BI tools, Claude, SQL, or Power Query preferred • Satisfactory verification of a general and criminal background check required for employment
