📋 Description

• Conduct full-search, current-owner, and update title searches by examining chains of title, deeds, mortgages, liens, judgments, probate records, maps, and tax assessments • Research online county portals, Register of Deeds systems, Clerk of Court platforms, and GIS systems • Compile search findings into clear, concise, structured title abstracts • Flag clouds on title and potential liabilities • Enter abstract details accurately into title production software and maintain organized, current files • Identify and resolve missing links, name discrepancies, legal description errors, and complex vesting issues • Ensure abstracting work complies with county standards, state legal requirements, and underwriter guidelines • Manage multiple search orders and deliver accurate results under tight deadlines, including rush orders

🎯 Requirements

• Minimum 2–4 years of proven experience performing real estate title abstracting or examination • Direct, hands-on experience abstracting properties in North Carolina and/or South Carolina • Deep familiarity with local county recording systems and probate practices • Comfortable navigating online real estate search platforms, county indexing systems, and standard remote office tools • Exceptional research and analytical skills with strong attention to detail • Ability to identify encumbrances, liens, and structural anomalies in title chains • Strong organizational and time-management skills • Proven ability to manage multiple search orders and deliver accurate results under tight deadlines • Reliable, high-speed internet connection • Quiet workspace • Self-driven work ethic • Qualia or similar cloud-based title and closing platform experience highly preferred • Familiarity with county abstracting procedures, tax offices, and municipal utility liens in the Carolinas preferred
