📋 Description

• Develop, implement, and enhance preventative maintenance programs • Ensure building systems and components meet industry and manufacturer standards through inspections and audits • Lead safety culture initiatives, safety education meetings, and PPE compliance • Create and update site-specific emergency evacuation plans with local authorities • Coach and mentor Maintenance Supervisors and provide technical support • Manage maintenance-related budgets, capital projects, repairs, third-party contracts, and annual turn • Travel to properties to inspect conditions and operational quality, up to 75% • Negotiate and monitor regional outside vendor contracts • Optimize vendor relationships and ensure site-team compliance • Inspect properties and ensure cleaning, grounds keeping, inventory control, and maintenance follow company policies • Identify building defects, propose solutions, and estimate costs • Recommend improvements to reduce maintenance operating expenses • Coordinate emergency response teams during natural disasters • Analyze weekly property KPI reports to identify focus assets and improvement opportunities • Provide Regional Managers with performance updates, risks, and opportunities • Build relationships that motivate on-site teams to achieve KPIs • Perform other duties and special projects as required

🎯 Requirements

• Minimum of 7 years in maintenance or operation roles in property management • Area or Regional Maintenance Manager experience (student housing preferred) • Experience executing preventative maintenance plans • Entrata or other core property management software • Minimum OSHA 10 certification or obtain within 90 days • Deep understanding of safety regulations, emergency preparedness, and environmental stewardship • Ability to use and interpret construction drawings, including architectural and mechanical, and construction manuals • Ability to travel a minimum of 75% of the time
