📋 Description

• Serve as the primary point of contact for clients across the assigned portfolio • Ensure delivery of property and facilities services against contractual KPIs and SLAs • Support asset transition, onboarding and mobilisation through Go Live Day 1 • Conduct joint asset inspections and complete inspection reports • Support supplier onboarding, service contract setup, utilities discovery and vacant unit management • Undertake meter readings and commence delivery of services • Support implementation of the Corrigo CAFM system • Act as first point of contact for occupiers and suppliers • Oversee planned works and coordinate with in-country building consultancy teams • Manage client and occupier relationships and provide operational advice • Demonstrate understanding of lease terms and service provision obligations • Hold meetings with landlords and liaise with country leadership teams • Conduct quarterly asset visits and prepare QBR/ABR materials • Oversee reactive maintenance, technical installations, cleaning, HVAC, landscaping and vacant properties • Monitor contracted resources and address under-performance • Manage security/alarm response, emergency procedures, fire evacuation and first aid training • Maintain safety documents and liaise with government authorities • Oversee service charge budgets, variance reporting, reconciliations, purchase orders, invoices, forecasts and vendor contracts • Plan and budget fit-out works and technical installations • Manage health and safety arrangements, risk assessments, audits, compliance inspections and insurance claims • Manage property transitions, built-out project activities, work schedules and project teams • Support space evaluation, planning and floor-plan updates • Procure property supplies and services and implement cost-saving measures • Manage Facilities and Events Coordinators/Building staff • Maintain departmental administration, data integrity, correspondence, KPIs and SLAs

🎯 Requirements

• Minimum of 5 years' experience in commercial property management and/or Facilities Management • Solid understanding of property management surveying practices • Proven track record in occupier and supply partner management • Spanish or Italian language capabilities essential • English proficiency required • Valid European driving licence • Excellent verbal and written communication skills • Ability to present to senior stakeholders • Project Management experience • Knowledge of sustainability practices in property and facilities management • Ability to mobilise quickly and support urgent asset onboarding across Spain, Italy and Germany • Extensive experience with Yardi Voyager or comparable property management platforms desirable • Experience with financial systems such as Oracle or equivalent desirable • Familiarity with European industrial real estate and cross-border portfolio management desirable • Experience with CAFM systems; Corrigo preferred
