📋 Description

• 配合交易经理主导商业地产交易全流程及客户租赁数据梳理和分析，提供基础的战略决策支持。 • 相对独立完成简单交易项目并广泛支持中等难度项目。 • 对接客户商业地产团队及内部利益相关方。 • 协调处理国内外商业地产交易事务，包括续租、换租、新租、收购和处置。 • 审核租赁合同及证照，参与谈判流程并提供专业支持，维护谈判记录。 • 编制周报、月报、季报、城市战略报告、委托函、完工报告及尽职调查等文件，进行综合财务数据分析。 • 准备交易所需文档及审批文件，管理关键租赁时间节点，维护系统信息并进行风险提示。 • 准备租赁事项跟踪表，与客户经理按时启动项目并制定排期时间表。 • 收集和评估区域及全球房地产市场信息和数据，进行标杆分析并准备市场报告。 • 梳理客户租赁或持有物业资产包数据，分析楼宇情况并寻找成本节约机会。 • 参加客户、当地经纪人及其他利益相关者的定期电话会议，编写会议纪要并跟进待办事项。 • 完成交易经理或直属经理交付的其他临时性任务。

🎯 Requirements

• 6-8年的工作经验或者2-5年商业地产工作经验，有租户代表，租约管理或合同管理等租赁管理相关经验者优先。 • 流利的日语听说读写能力及良好的英文读写能力。 • 能良好的与不同部门及地区同事、客户、利益相关者沟通。 • 能够灵活地适应不断变化的优先任务。 • 细致、抗压，良好的时间管理能力，适应快节奏多任务环境，深刻的客户服务意识。 • 愿意持续学习新事物，接受新挑战，承担新责任。 • 良好的办公软件技能，熟练应用outlook， Excel 和基本的PowerPoint编写技能。 • 良好的组织能力，创造性思维，注重细节和分析能力。 • 良好的团队合作精神及分享意识。
