📋 Description

• Own end-to-end delivery of property launches, mainly in Lisbon and Porto • Manage 4 or more launches per year with a Launch Manager • Deliver projects on time, on budget, and on brand • Coordinate multidisciplinary workstreams including base build, FF&E, OS&E, ICT, signage, and launch readiness • Conduct technical due diligence and make go/no-go recommendations • Evaluate technical feasibility and review architectural, MEP, fire safety, and ICT plans • Estimate budgets, timelines, and project risks • Participate in lease and vendor contract reviews • Lead full-cycle project delivery with developers, landlords, general contractors, and vendors • Coordinate internal design, procurement, operations, revenue, legal, and technology teams • Own project schedules and scope using Asana, G-Suite, and other standardised PM tools • Resolve bottlenecks, scope changes, and cross-team conflicts • Track CAPEX budgets, change orders, and payment approvals • Conduct site visits and quality control checks • Navigate local permit and municipal processes, including heritage approvals • Develop launch plans and lead handover through launch and post-launch hypercare • Coordinate FF&E, OS&E, signage, and other asset installations • Oversee snagging, quality assurance, and operational handover • Lead post-mortem reviews and capture lessons learned • Work with procurement and design to reduce project time and cost

🎯 Requirements

• Architecture or civil engineering background (or equivalent proven experience) • At least 5 years of experience on development or construction projects, with demonstrable built projects and on-site follow-up • Strong technical background and understanding of architectural and MEP systems • Proven experience managing complex, multi-stakeholder projects across multiple sites • Experience leading technical due diligence • Ability to read and assess leases and vendor agreements during pre-signing • Ability to work effectively with legal, real estate, and revenue teams • Comfortable using AI tools in day-to-day work and interested in testing and implementing new tools • Excellent stakeholder management and negotiation skills • Experience managing multiple projects in parallel under time and budget constraints • Fluency in Portuguese • Advanced English • Spanish fluency is a plus, not required
