📋 Description

• Support financial analysis and underwriting for hotel acquisitions, investments and strategic transactions • Review investment assumptions, operating costs, capex and projected cash flows • Evaluate investment returns, funding requirements, financing structures and transaction economics • Support investment committee materials, transaction recommendations and financial analysis • Coordinate finance-related due diligence for investments and acquisitions • Review investment and holding structures, including Singapore/offshore structures • Coordinate tax structuring, tax due diligence and tax opinions with advisors • Review financial implications of legal, commercial, technical and operational due diligence findings • Support establishment and capitalisation of investment vehicles and special purpose entities • Lead financing processes, develop financing strategies and identify suitable lenders • Prepare lender information packs and financial materials • Coordinate lender outreach, Q&A, site visits, management presentations and due diligence • Evaluate financing terms and support term sheet negotiations and lender mandate processes • Coordinate lender credit approval and manage financing documentation • Monitor financing conditions precedent before drawdown • Coordinate investor capital calls, equity funding and capitalisation arrangements • Coordinate offshore and onshore funding and maintain accurate funding schedules • Coordinate bank account opening, project accounts, operating accounts, trust accounts and other required accounts • Monitor cash flows and liquidity for acquisition, financing, capex and operating requirements • Coordinate payment flows and transaction settlements • Maintain finance-related closing checklists and coordinate transaction funds flows • Coordinate purchase price, financing proceeds, equity contributions, trustee fees and transaction cost settlements • Support closing readiness and go/no-go discussions • Prepare financing updates, investor reporting, management presentations and transaction trackers • Highlight financial risks, funding gaps, financing issues and transaction milestones • Coordinate accounting and tax service providers for investment entities • Support financial controls, reporting processes and banking arrangements for newly acquired assets • Maintain and hand over transaction documentation and financial records

🎯 Requirements

• Bachelor’s degree in Finance, Accounting, Economics, Business, Real Estate or a related discipline • 6–10 years of relevant experience in corporate finance, investment banking, private equity, real estate investment, transaction advisory, project finance or a similar environment • Strong experience in financial modelling, investment analysis and transaction execution • Proven experience managing debt financing, lender processes and/or capital raising • Experience with acquisitions, refinancing, investment transactions or structured finance is highly preferred • Strong understanding of corporate finance, capital structures, cash flow analysis and investment returns • Experience working with external legal, tax, accounting and financial advisors • Strong project management skills with the ability to manage multiple workstreams and deadlines simultaneously • Excellent analytical, communication and stakeholder management skills • High attention to detail and strong ownership of deliverables • Comfortable working in a fast-paced, cross-border and multicultural environment • Experience in real estate, hospitality or hotel investment will be an advantage • Ability to work independently and effectively in a remote setup
