Beschreibung

• Provide sales and leasing oversight of Tailwind Group’s student housing portfolio • Evaluate market trends and consult with the Marketing Department to adjust strategies • Coordinate and execute sales strategies to maximize occupancy and effective rent rates • Prepare properties for the upcoming leasing season • Conduct sales and leasing training for on-site teams • Share relevant industry information with on-site teams • Ensure standards for follow-up, reporting, auditing, and KPIs are followed • Coordinate leasing season planning with Regional Property Managers, including rental rates, marketing budgets, incentive schedules, and leasing benchmarks • Assist with pre-leasing plans and renewal campaigns • Ensure sites follow digital marketing standards and protocols • Prepare weekly leasing reports and provide pricing recommendations • Travel to properties on the Watch List or where Red Flag Mechanisms are triggered, diagnose issues, and implement corrective plans • Coach and provide feedback to leasing staff • Coordinate performance goals and bonus schedules for leasing staff • Travel and perform leasing duties at short-staffed properties • Perform due diligence on leasing and market metrics for potential acquisitions or developments

🎯 Anforderungen

• Bachelor’s Degree in Sales, Marketing, Business Administration, or related field • Three or more years of progressive leasing experience in student housing • Ability to work in a growing, fast-paced environment managing multiple projects simultaneously • Strong administrative, organization, and communication skills • High level of integrity and professionalism • Self-motivated and able to work in a team environment • Understanding of property management standards, Fair Housing laws, Tenant/Landlord rights, and general real estate principles • Proficiency in Microsoft Excel, Word, PowerPoint, and Outlook • Refined sales and business acumen • Experience with Entrata software is preferred • Ability to travel to properties within the assigned region at least 2 weeks per month • Must be based near a major US airport • Not eligible for Visa sponsorship
