📋 Description

• Oversee a UK property portfolio supporting bp's retail, convenience and EV charging business • Manage property performance across leasehold and freehold assets • Balance commercial outcomes with compliance, risk management and operational needs • Manage lease renewals, rent reviews, lease restructures, disposals, acquisitions and other property transactions • Provide real estate guidance across development, construction and maintenance activities • Support landlord approvals, licences and access arrangements • Manage property-related expenditure including rents, service charges, business rates and professional fees • Plan and forecast spending in line with business priorities • Maintain compliance with lease, licence and statutory obligations • Monitor key dates, contractual commitments and potential exposure • Work with internal teams and advisers to address compliance issues and maintain controls • Collaborate with landlords, tenants, local authorities, joint venture partners, investors and infrastructure providers • Oversee external property agents, legal counsel, valuers, managing agents and business rates specialists • Maintain reliable portfolio records and support reporting requirements • Provide insights for investment planning, governance and business decision-making

🎯 Requirements

• Experience in commercial real estate, estates management, asset management or a similar property-focused environment • Experience with UK lease agreements, landlord and tenant matters, business rates and property compliance • Ability to manage budgets and engage external advisors • Ability to balance competing priorities across a varied portfolio • Ability to explain complex property matters clearly to technical and non-technical audiences • Curiosity and practicality when approaching challenges • Ability to build effective working relationships across teams and customer groups • Ability to use data and evidence to inform decisions • Ability to take ownership of outcomes while remaining open to different viewpoints • Ability to work within established governance and compliance requirements • Clear communication skills • A degree or equivalent in Real Estate, Property, Law, Finance, Business or a related field would be beneficial • Professional membership such as MRICS is welcome but not essential • Up to 50% travel should be expected • Must be able to work in the United Kingdom; the role is not eligible for relocation
