📋 Description

• Abstract and examine documents from public records and provide title opinions • Examine prior chains of title and relevant documents for errors and title issues • Determine title conditions and insurability by reviewing deeds, deeds of trust, mortgages, liens, judgments, assessments, probates, and other recorded matters • Prepare accurate title commitments according to company examining and policy procedures • Research title plant software and evaluate record documents to determine ownership and legal descriptions • Explain chains of title, exceptions, and requirements to customers and managers • Recognize title defects and formulate curative solutions • Assess risks and liabilities and escalate matters to title managers or underwriters • Maintain daily production levels and delivery standards • Work with customers and management to meet time requirements and answer questions • Perform assigned duties and participate in special projects

🎯 Requirements

• Prior experience preparing title commitments is mandatory • Prior experience examining titles in MN, WI, IL, MO, KS, and NE • Minimum of four years of industry experience • High School diploma or equivalent • Knowledge of underwriting policies and guidelines for specified states • Knowledge of real estate law and title and escrow curative procedures • Familiarity with title searching software such as DataTree, DATA Trace, FASTSearch, and county websites preferred • Effective verbal and written communication skills • Organizational skills and ability to work within established time frames • Ability to work in a fast-paced environment • Excellent problem-solving and critical-thinking skills • Specialized training in word processing, database, or spreadsheet software desirable • Ability to define problems, collect data, establish facts, and draw valid conclusions • Ability to solve practical problems with limited standardization • Ability to interpret written, oral, diagram, or schedule instructions • Ability to frequently lift and/or move up to 25 pounds
