📋 Description

• Manage Instagram, Facebook, and TikTok • Maintain a content calendar 2–4 weeks out covering stills, Reels/Shorts, carousels, and project photos • Write on-brand copy for California custom, modular, and prefab homes • Schedule and publish through Meta Business Suite and native tools • Create light designs in Canva using photographer and job-site photos • Produce monthly content reports • Reply to comments and DMs within one business day during coverage hours • Route leads via Zapier to Pipedrive and Calendly • Monitor mentions, competitor posts, and relevant local housing news • Build, launch, and optimize Meta and Google Display/Demand Gen campaigns • Manage lead forms, website traffic, retargeting, geo audiences, remarketing, customer lists, and lookalikes • Test 2–3 ad variants at a time • Provide weekly spend and CPL snapshots and monthly optimization learnings • Maintain conversion tracking hygiene across pixel, GA4, and lead-form quality • Provide written reasons for spend increases

🎯 Requirements

• 2+ years running brand social and hands-on Meta Ads Manager • Hands-on Google Ads Display or Demand Gen (Search-only is not enough) • Portfolio: 3–5 live or recent accounts + one paid campaign story (objective, spend, result) • Clear written English; Spanish a plus for comments • Tools: Meta Business Suite, Ads Manager, Google Ads, Canva, GA4, Sheets • Comfortable in homebuilding and real estate • ~16–20 hours/week, mostly Monday–Friday • At least 3 hours overlap with Pacific 8:00 a.m.–5:00 p.m. • Content batching allowed; engagement and ad monitoring cannot go dark for 4 days
