• Lead the direction, completion, and outcome of assigned building assessment projects and related services in accordance with ASTM standards and/or client-specific scopes • Discuss project sites with site contacts and municipal facilities • Conduct client-facing onsite assessments and prepare written reports covering Facility Condition Assessments, energy audits, ADA assessments, mechanical equipment evaluations, space utilization planning, and other technical services • Analyze previously prepared building condition surveys, appraisals, and ADA surveys • Complete equipment and building component inventory surveys • Identify system types, conditions, remaining useful life, and significant physical deficiencies through visual inspections • Provide repair or replacement recommendations and planning-level cost estimates for capital budget plans • Travel frequently to client sites across the U.S., including overnight and occasional weekend travel • Manage project communications and keep leadership and stakeholders informed of issues and report-delivery timelines • Conduct building assessments including property condition assessments, Phase I environmental site assessments, asbestos/lead/radon sampling, seismic reports, structural and roofing surveys, accessibility assessments, construction monitoring, desk reviews, and document reviews • Perform physical surveys of mechanical, electrical, plumbing, structural, interior, exterior, roofing, and pavement systems and components • Measure areas and quantities to support cost estimates and capital reserve planning • Interview property owners, tenants, service providers, government agencies, and other stakeholders • Provide photographic documentation of site conditions • Prepare detailed reports using digital tools, field observations, photographs, interviews, and client-specific requirements • Review property records and available construction, maintenance, safety, warranty, and occupancy documentation • Serve as technical lead on specialized projects and protocols • Meet productivity and report-quality objectives • Provide responsive customer service and maintain confidentiality • Follow company policies, SOPs, work instructions, safety rules, and quality standards
• Bachelor's degree (B.A. or B.S.) from four-year college or university in related field; minimum of three years of related experience • In lieu of degree, five years of related experience and/or training, or equivalent combination of education and experience • Valid driver's license required with no significant MVA points/violations (clean driving record) • Understanding of construction materials and methods, environmental concerns, cost estimating, and industry standards • Proficiency with word processing, spreadsheet, and project management software, including Quire and AssetCalc, Microsoft Suite, business-specific software, and project-specific applications • Ability to operate an electronic tablet in the field for live data collection • Ability to write reports, business correspondence, and standard operating procedures • Ability to present information and respond to questions from clients, peers, and technical field staff • Ability to define problems, collect data, establish facts, and draw valid conclusions • Ability to interpret varied instructions and handle abstract and concrete variables • Ability to manage multiple stakeholders • Ability to work independently and in a team environment • Ability to work from a remote location • Ability to meet physical demands of the job • Must have a cell phone and supply your own internet service
