• Develop new outdoor advertising assets • Build relationships at all levels of government • Strategically manage and grow the region’s portfolio of real estate assets • Navigate federal, state, and local regulatory environments • Make strategic and tactical decisions regarding site location, entitlements, design, budgeting, construction, and/or acquisition of real estate assets • Comply with applicable federal and state regulations, local rules, and ordinances • Negotiate existing and new lease agreements with favorable terms • Work with legal counsel on zoning, relocation, permitting, lease contract negotiations, and legal actions • Identify viable development opportunities, including competitive inventory • Work with building, electrical, and general contractors, surveyors, and engineers • Identify, secure, permit, and orchestrate construction of new assets • Work with state, county, and city officials on development and relocations • Attend regulatory and public hearings • Pursue modernization of existing ordinances for current technology such as digital formats • Coordinate with the VP Real Estate and VP Public Affairs on shared market goals and objectives • Manage a development team of two to four • Perform other duties as assigned • Travel occasionally outside the market area for legislative sessions, company-sponsored events, and trade meetings
• Bachelor’s degree or equivalent four (4) years’ experience • Three (3) years’ real estate experience, preferably in charge of either significant portfolio management and/or the entitlement process for a real estate leasing/development firm • Two (2) years’ management experience required, preferably in a related field • Knowledge of market demographics • Ability to draft, read and comprehend complex and persuasive business correspondence • Ability to read and comprehend maps, blueprints, and site plans • Strong computer skills required for detailed research and analysis • Ability to understand and calculate basic mathematical equations • Extensive knowledge of real estate principles and practices, with emphasis on field work including lead generation and application of regulations • Knowledge of media and advertising industry, business cycles, key revenue and expense drivers • Strong analytical, critical thinking, decision making, and problem-solving skills • Proficient in Microsoft Word, Excel, Outlook, and PowerPoint • Ability to complete math calculations such as discounts, interest, commissions, proportions and percentages • Ability to accurately assess situations, perform root cause analysis and provide solutions • Excellent verbal and written communication skills, including delivering presentations • Must have a valid driver’s license • Access to a reliable vehicle • Ability to sit and/or stand at a desk for a minimum of eight (8) hours a day and complete tasks requiring repetitive use of hands • Ability to lift and move items up to 15 pounds • Ability to see written documents and computer screens, and to adjust focus
