📋 Description

• Own subcontract packages from request to award for civil, structural, mechanical, electrical, fire protection and specialty trades. • Build requests for proposal with Engineering and Construction and check scopes, drawings and specifications for gaps. • Build bidder lists, issue packages, run pre-bid meetings, and manage bidder questions and addenda. • Level bids and write award recommendations covering price, schedule, qualifications and risk. • Follow competitive bidding and approval policy and aim for three qualified bidders per package. • Prepare work orders from the standard form under the master services agreement. • Negotiate commercial terms covering scope, price, schedule and payment milestones. • Prepare packages for Legal review and signature and track execution. • Hand executed awards to the Procurement Analyst for budget coding and schedule-of-values setup. • Evaluate vendor change-order requests for scope and price with Construction and Project Controls. • Build qualified vendor pools by commodity and region. • Qualify vendors on NDA, master services agreement, insurance, bonding and safety. • Run post-award kickoffs and track vendor performance. • Maintain current vendor records in the vendor database. • Establish subcontract procurement for new sites and improve templates, playbooks and tools as the portfolio grows. • Use AI-native procurement tools, Claude, Google Sheets and Google Drive data systems to draft, log, compare and check procurement information. • Run several live packages simultaneously across multiple projects.

🎯 Requirements

• 3 or more years of construction procurement or subcontract buying, running competitive bids for trade packages from request for proposal to award. • Ability to read drawings, specifications and scopes of work, and to find gaps or conflicts before award. • Experience leveling bids and writing award recommendations. • Working knowledge of subcontracts, work orders, change orders, certificates of insurance, bonds and retention. • Strong vendor relationships and a habit of following up without being asked. • Bias to action. You keep packages moving on an aggressive schedule. • Owner-side construction procurement on large capital programs, such as gigafactories, data center campuses, semiconductor fabs or energy projects. (Bonus points) • Experience with data center, substation, MEP or mission-critical construction. (Bonus points) • A Texas and Oklahoma subcontractor network. (Bonus points) • Hands-on use of AI tools in your daily work. (Bonus points) • Experience with NetSuite or another ERP, and with Autodesk Construction Cloud. (Bonus points)
