• Operates and maintains heating, ventilation, air conditioning, and refrigeration systems to ensure building comfort and energy efficiency • Performs preventive maintenance on mechanical equipment including boilers, chillers, cooling towers, air handlers, pumps, and motors according to established schedules • Regular monitoring of building automation systems and energy management systems to identify and resolve operational issues • Diagnoses problems and performs repairs on mechanical, electrical, plumbing, and HVAC systems • Responds to emergency calls and service requests from multiple locations, coordinating with property management teams and tenants • Ensures all work complies with local, state, and federal regulations including building codes, safety standards, and environmental requirements • Travels between assigned properties, prioritizes work orders, and communicates status updates to facility managers and clients
• A high school diploma or equivalent is required • Technical training in building systems, HVAC, or related fields strongly preferred • Valid stationary or universal engineer's license appropriate to the jurisdiction is typically required • Experience: 3-5 years of experience in building maintenance, facilities operations, or a related technical field • Experience with commercial building systems, building automation systems, and computerized maintenance management software is valuable • Strong mechanical aptitude and troubleshooting abilities • Ability to read and interpret blueprints, schematics, and technical manuals • Physical capability to lift heavy equipment, work in confined spaces, climb ladders, and perform tasks in various weather conditions • A valid driver's license with a clean driving record is necessary for travel between properties
