• Lead the PreConstruction Team’s comprehensive technical and legal vetting of potential real estate assets • Identify site constraints, regulatory hurdles, and infrastructure requirements for assets targeted for lease and tenant build-out • Execute physical due diligence, including structural integrity, MEP capacities, and site-specific utility infrastructure evaluation • Synthesize technical data into Go/No-Go feasibility reports highlighting cost drivers and schedule impacts • Assess compatibility between existing site conditions and client prototype or use-case requirements • Review municipal zoning ordinances, land-use restrictions, and local building codes • Identify discretionary approvals and establish permit procurement critical-path timelines • Oversee procurement and review of ALTA surveys, Title Commitments, and Phase I/II Environmental Site Assessments • Collaborate with Real Estate and Transaction Management on Lease Work Letter provisions defining Landlord’s Work and Tenant’s Work • Review Tenant Improvement allowance requests against verified site conditions • Manage regional or national third-party environmental, geotechnical, civil, and structural consultants • Audit consultant deliverables for depth, accuracy, and compliance with internal standards • Adhere to SOX control responsibilities where applicable • Support a seamless, financially transparent, and de-risked transition from site selection to construction commencement
• Bachelor’s degree in construction management, engineering, architecture, or a related field • Must be located on the West Coast and able to work West Coast Hours • Prior experience working with West Coast Utility Companies • 3–5 years of experience with nationwide utility new service applications from submission through completion • Energy modeling experience is a plus • Experience with utility GIS databases • Exposure to EV infrastructure or service center construction is beneficial • Strong organizational and communication skills • Proficiency in Excel, Word, PowerPoint, Outlook, and project management tools such as Procore • Experience with dashboard tools such as Power BI or Smartsheet is a plus • Ability to manage multiple priorities and adapt to changing project needs • Comfortable working in both field and office settings, with occasional travel as needed • Strong attention to detail and ability to manage documentation across multiple projects • Knowledge of EV systems, charging infrastructure, or fleet operations
