📋 Description

• Perform Capital Needs Assessments of existing commercial properties • Monitor new construction or renovation projects • Assist with energy and ADA audits • Make forensic assessment of major building systems and distressed conditions • Conduct basic interviews and research covering property maintenance history • Make recommendations for maintenance and probable costs for building systems • Write clear and concise condition and status reports • Conduct periodic site visits to monitor construction • Observe general compliance of as-built conditions with the contract drawings and specifications • Review construction schedules, trade payment breakdowns, and payment requisitions • Manage multiple projects • Deliver outstanding client service with timely responses and proactive solutions • Training and mentoring staff on inspection and workflow practices • Complete routine report revisions and reviews

🎯 Requirements

• Familiarity with construction best practices, general building codes, and various building types • Knowledge and experience in assessing various property types preferred • Advanced writing and communication skills • Willingness to travel • Self-starter, resourceful, and ability to work productively and independently on multiple projects under strict deadlines • Ability to occasionally climb ladders to access two and three story, low-slope roofs • Experience with Fannie Mae, Freddie Mac, or HUD guidelines as well as Property Needs Assessments is a plus • Proficiency in Word, Excel, and Outlook • Bachelor’s degree in architecture, engineering or construction management
