📋 Description

• Lead site selection strategy and operations, conducting comprehensive due diligence to evaluate powered land and development sites, including: • Evaluate robustness of both utility and behind-the-meter power solutions at 200MW+ scale. • Assess the buildability of land parcels by reviewing title docs, land surveys, geotechnical reports, environmental studies etc. • Understand permitting requirements at each site and the implications for our construction schedule • Understand and investigate security, availability, and ramp of power at the site and coordinate with utilities to validate when needed • Lead commercial negotiations and deal structuring discussions with landowners/ developers/private equity firms. • Collaborate with Finance and executive leadership to evaluate multi-year infrastructure investments and cost structures. • Build and maintain strategic relationships with brokers, landowners and developers to ensure we never miss a valid site • Direct vendor due diligence processes, including on-site audits with specialist engineers. • Partner directly with our DC Design team to ensure sites continue to meet our most up-to-date technical requirements • Own capacity planning and forecasting across all clients and regions to ensure capacity availability for new and unforeseen projects. • Lead and mentor site selection team members as the organization scales.

🎯 Requirements

• 8+ years of real-estate experience with a focus on data centers, with demonstrated progression in leadership roles. • Successful track record of leading hyperscale data center site acquisitions and commercial negotiations for powered land and site development. • Strategic thinker with the ability to develop and execute site selection initiatives at scale. • Customer-centric mindset with a strong sense of ownership and a proactive approach to problem-solving. • Exceptional communication and interpersonal skills; able to align stakeholders across diverse teams and functions, including executive leadership. • Proven track record of closing large/complex real-estate deals and managing multi-site portfolios. • Experience building processes and systems to support rapid organizational growth.
