📋 Description

• Independently manage feasibility studies from planning-law review under Section 34 of the German Building Code (BauGB) and the German Land Use Ordinance (BauNVO) through final delivery to the client • Perform area calculations for floor area ratio (GFZ), site coverage ratio (GRZ), gross floor area (BGF), and residential floor area • Develop building volumes and massing studies • Prepare financial feasibility analyses and visualizations • Translate results into professional client-facing documents • Work with digital and AI tools, including Claude and specialized research agents • Independently conduct client kickoff and review meetings • Capture client requirements and communicate results clearly and reliably

🎯 Requirements

• Completed Bachelor's degree in Architecture, Urban Planning, or Civil Engineering • Strong knowledge of German planning law, particularly Section 34 of the German Building Code (BauGB) and the German Land Use Ordinance (BauNVO) • Knowledge of area calculations, including GFZ, GRZ, BGF, and residential floor area • Experience with massing studies and building-volume development, e.g., using Forma or comparable software • CAD proficiency in Vectorworks, Archicad, or Revit • Proficiency in Adobe Creative Cloud for visualizations • Strong affinity for AI and willingness to learn about AI and software • Structured, reliable, and independent working style • Strong service orientation and clear, professional client communication • German at native-speaker level (C1/C2) in both written and spoken communication • English at B2 level is desirable • Initial experience in urban design, real estate development, or architecture, for example through internships or working-student positions, is preferred
