• Perform increasingly complex Property Condition Assessments of existing commercial properties • Monitor new construction or renovation projects • Assist with energy and ADA audits • Assess and report on property conditions across multiple commercial property types and building systems • Make forensic assessments of major building systems and distressed conditions • Photograph site and building system conditions • Conduct interviews and research regarding property maintenance history • Complete technical reviews of PCAs • Train and mentor junior-level Project Managers • Serve as Team Lead during complex site visits • Recommend maintenance actions and probable costs using cost and recommendation libraries • Interact with clients and other professionals during site visits • Participate in client conference calls • Write condition and status reports using in-house templates • Conduct public records research regarding building, zoning and fire code violations • Conduct site visits to monitor construction and review contractors’ payment requisitions • Recommend release of construction funds • Observe compliance of as-built conditions with contract drawings and specifications • Review construction schedules, trade payment breakdowns, job cost reports and payment requisitions • Manage multiple projects • Deliver timely responses and proactive client solutions
• 8 to 12+ years of experience performing forensic assessments of major building systems and conditions • Knowledge and experience assessing various property types • Knowledge of entitlement/permitting processes and construction delivery methods and agreements • Familiarity with construction best practices and general building codes • Previous construction administration, construction management, architecture, engineering or similar experience • Previous experience performing PCAs or related projects • Experience with Fannie Mae, Freddie Mac or HUD guidelines and Property Needs Assessments • Proficiency in Word, Excel and Outlook • Advanced writing and communication skills • Background in architecture, engineering, building forensics or construction management • Bachelor’s degree in Engineering, Architecture or Construction required • Registered Architect (R.A.) or Professional Engineer (P.E.) preferred • Willingness to travel if necessary • Ability to work independently on multiple projects under strict deadlines • Ability to occasionally climb ladders to access two- and three-story low-slope roofs • Ability to work outside and navigate stairs, sites and building interiors • Ability to work in all types of weather conditions • Ability to lift and/or move up to 25 pounds
