📋 Description

• Abstract and examine documents from public records and provide title opinions based on facts and documentation • Examine prior chains of title and relevant documents for errors and title issues • Determine title conditions and insurability by considering deeds, deeds of trust, mortgages, mechanics liens, tax liens, judgments, assessments, probates, and other matters of record • Prepare accurate and comprehensive title commitments according to company examining and policy procedures • Research title plant software and analyze record documents to determine ownership, legal descriptions, and title conjunctions • Explain chains of title, exceptions, and requirements to customers and managers • Recognize title defects and formulate curative solutions • Assess risks and liabilities and escalate matters to local or state title managers or underwriters • Maintain daily production levels and delivery standards • Work with customers and management to meet time requirements and answer questions • Participate in special projects and perform other duties assigned by management

🎯 Requirements

• Prior experience preparing title commitments is mandatory • Prior experience examining in PA, MA, RI, CT, NH, NJ, and VT • Minimum of four years of industry experience • High School diploma or equivalent • Knowledge of underwriting policies and guidelines for specified states • Knowledge of real estate law and title and escrow curative procedures • Familiarity with title searching software preferred, such as DataTree, DATA Trace, FASTSearch, and county websites • Effective verbal and written communication skills • Organizational skills and ability to work within established time frames • Ability to work in a fast-paced environment while maintaining control • Excellent problem-solving and critical-thinking skills • Specialized training in word processing, database, or spreadsheet software desirable • Ability to define problems, collect data, establish facts, and draw valid conclusions • Ability to solve practical problems with limited standardization • Ability to interpret written, oral, diagram, or schedule instructions • Ability to frequently lift and/or move up to 25 pounds
