📋 Description

• Lead the direction, completion, and outcome of assigned building assessment projects and related services in accordance with ASTM standards and/or client-specific scopes of work • Use knowledge of buildings, construction, and technical standards to plan and complete projects • Discuss project sites with site contacts and municipal facilities • Conduct client-facing onsite assessments and prepare accurate written reports • Perform Property Condition Assessments, Phase I Environmental Site Assessments, asbestos/lead/radon sampling, seismic reports, structural surveys, roofing surveys, ADA checklists, pre-construction document reviews, construction monitoring, and other property-related services • Review previous assessment reports, historical and regulatory records, and property and surrounding-area data • Communicate with local Building, Zoning, and Fire Departments regarding outstanding violations and corrective actions • Travel to client sites across the U.S.; common patterns include one day onsite followed by one day at home • Communicate project status and actual or potential issues to the leadership team • Conduct physical surveys of building equipment, systems, structures, foundations, interiors, common areas, exteriors, roofs, and pavement • Observe mechanical systems and components to identify significant physical deficiencies • Obtain measurements and quantities to support estimated repair or replacement costs and reserve expenditures • Interview owners, tenants, service providers, local government agencies, and other knowledgeable individuals • Provide photographic documentation of assessment sites • Prepare reports using computers, iPads, or other electronic devices based on field notes, photographs, interviews, and collected records • Modify scope and technical writing according to project requirements, property, geography, and site conditions • Develop project plans and assessments using professional and technical judgment • Review client-furnished property records, construction documents, maintenance reports, safety reports, warranties, and repair/improvement costs • Act as technical lead and provide guidance for specialized projects and protocols • Meet or exceed productivity and report-quality objectives • Protect confidential company information • Deliver timely customer service and proactive solutions • Follow company policies, SOPs, work instructions, quality standards, and safety regulations • Maintain a safe and clean work area • No specific supervisory responsibilities

🎯 Requirements

• Bachelor's degree (B.A. or B.S.) from four-year college or university in related field; minimum of three years of related experience • In lieu of degree, five years of related experience and/or training, or equivalent combination of education and experience • Valid driver's license required with no significant MVA points/violations (clean driving record) • Current AHERA, Asbestos Inspector Certification, or OSHA-40-hour certification preferred • Ability to write reports, business correspondence, and standard operating procedures • Ability to effectively present information and respond to questions from clients, peers, and technical field staff • Ability to define problems, collect data, establish facts, and draw valid conclusions • Ability to interpret extensive instructions and deal with abstract and concrete variables • Proficiency with computers, word processing software, spreadsheet software, and project management software • Proficiency with Quire, AssetCalc, Microsoft Suite, business-specific software, and project-specific applications • Ability to operate an electronic tablet in the field for live data collection • Understanding of construction materials and methods, environmental concerns, cost estimating, and industry standards • Ability to manage multiple stakeholders within the organization and business units • Time management, active listening, critical thinking, and problem-solving skills • Oral and written communication skills • Ability to work independently and in a team environment • Ability to work in a constant state of alertness and safe manner • Ability to successfully work from a remote location • Ability to meet the physical demands of the job • Must have a cell phone and supply your own internet service • Must be able to travel by plane, motor vehicle, and train to client sites across the U.S. • Must be able to walk, stand, sit, stoop, kneel, crouch, crawl, climb stairs and ladders, and occasionally lift or move up to 40 pounds during field duties
