📋 Description

• Underwrite income-producing real estate from rent rolls, operating statements, T-12s, capex budgets, and leases • Identify missing or overstated information in primary deal documents • Build financial models from scratch, including cash flow projections, debt sizing, IRR, NPV, sensitivity, and downside cases • Analyze deals from the lender's perspective, including loan sizing, DSCR, debt yield, LTV/LTC, interest reserves, recourse, and structure • Return initial views on inbound deals quickly • Produce credit memos, investment summaries, and participation packages for co-lenders • Present deals favorably and accurately while making retained risk clear • Support refinancings, dispositions, and other transaction workstreams • Provide recommendations, including recommendations to pass • Manage several live deals simultaneously • Keep senior sponsors informed asynchronously and proactively in writing • Develop standard models, templates, and reusable packages • Apply AI and automation to improve analytical workflows • Become the default first pass on pipeline deals and measurably accelerate underwriting or packaging workflows

🎯 Requirements

• From-scratch financial modelling in Excel, including cash flows, debt sizing, IRR/NPV, and sensitivities • Experience underwriting from primary deal documents, including rent rolls, operating statements, T-12s, capex budgets, and leases • Lender-side analysis covering loan sizing, DSCR, debt yield, LTV/LTC, interest reserves, and structure • Experience personally sizing or structuring debt • Third-party-ready written output, such as credit memos, IC materials, offering memoranda, or comparable documents acted on externally • US commercial real estate fluency, including US lease structures, operating statement formats, and market data sources • Genuine remote autonomy and ability to maintain an independent working rhythm • English at professional working proficiency, spoken and written • Proficiency with Microsoft Excel; familiarity with Word and PowerPoint • Full-time availability with core coverage from 9AM–5PM US Eastern • Candidates must not plan to combine several jobs • Long-term commitment of 18 months or more • Preferred: multifamily depth; hospitality, senior living, or student housing experience; ability to carry several live deals; examples of recommendations changing decisions; working use of AI and automation tooling
