📋 Description

• Research and analyze second lien loan files to validate lien status and enforceability, quantify loss exposure and recovery potential, and recommend resolution strategies • Generate and review monthly Second Liens Reports • Conduct property, title, and senior lien research • Create equity analyses and support recommended exit strategies • Prepare foreclosure bid recommendations for investor approval • Own investor approval processes, resolve questions, and escalate exceptions • Lead senior lien foreclosure bidding activity and complete post-sale actions • Prepare and submit charge-off requests and coordinate approved charge-offs • Follow up on surplus funds for recovery, reconciliation, and documentation • Process notice requests on stand-alone second liens • Prepare and execute California AB 130 certifications and supporting notices • Maintain accurate servicing-system and shared-directory records suitable for management and audit review • Measure and report recoveries, avoided losses, cycle times, aging, bidding activity, surplus funds, and exceptions • Respond to clients, investors, vendors, and internal teams regarding second lien accounts and recovery activity • Support development of second lien servicing policies and procedures • Provide technical guidance and peer mentoring, assist with escalated issues, participate in audits, and support corrective actions

🎯 Requirements

• High school diploma required; Bachelor’s degree preferred • 4+ years of progressively responsible experience in mortgage default servicing • Direct experience with second lien research, title and lien analysis, foreclosure or recovery strategy, investor approvals, and charge-off or loss review • Experience with subordinate-lien servicing, senior-lien foreclosure monitoring and bidding, investor or client requirements, recovery analysis, and applicable state-specific compliance requirements preferred • Advanced knowledge of second lien default servicing, lien priority and enforceability, title research, senior lien monitoring, foreclosure bidding, charge-offs, surplus funds, and recovery strategies • Strong working knowledge of investor requirements and applicable federal and state servicing, debt collection, foreclosure, notice, and record-retention requirements • Ability to interpret title, valuation, payoff, foreclosure, payment, and servicing-history data • Ability to exercise independent judgment within delegated authority and escalate exceptions • Advanced proficiency with mortgage servicing platforms and Microsoft Excel • Ability to maintain accurate, audit-ready records and communicate complex loan-level conclusions clearly • Strong organization, prioritization, and follow-through across time-sensitive portfolios and deadlines • Ability to mentor junior analysts and provide technical guidance without direct supervisory authority
