📋 Description

• Process judicial and non-judicial foreclosures for VA, conventional/FHA, Fannie Mae or Freddie Mac loans • Monitor foreclosure proceedings after loans are approved or referred for foreclosure • Initiate and report first legal action according to investor guidelines • Prepare documents and deeds for execution and create judgment figures for judicial foreclosures • Handle after-sale tasks, including eviction, property preservation and conveyance processes • Prepare and submit conveyance and title packages • Obtain payments and prepare claims packages within required timeframes • Provide default notices to investors and mortgage insurance carriers • Monitor notification periods and issue notices of sale • Refer borrowers for loan counseling when short sale, loss mitigation or payment assistance is requested • Process postponements, reinstatement requests and judgments • Prepare bid instructions and obtain approvals to place homes for sale • Report sale information and verify insurance assignment or cancellation • Research utilities and HOAs, make payments and transfer accounts • Review invoices and request checks for foreclosure fees and costs • File, copy and provide documents and correspondence • Refer eviction files to attorneys and monitor occupied properties until eviction is completed or properties become vacant • Work with property preservation companies to place vacant properties in conveyance condition and ensure deeds are recorded • Request tax certifications and prepare conveyance/title packages for Quality Control and FHA • Submit curtailment requests for property preservation delays • Review, monitor and adjust escrow accounts • Gather receipts and prepare claim submissions • Upload claims and supporting documentation to the document retention system • Process insurance refunds and supplemental claims • Prepare loan-level reconciliations and follow up until claim status is finalized • Liquidate loans to zero principal balance within 24 hours of finalized claim proceeds • Inform supervisor of reconveyance, conveyance-condition and title issues • Review and respond to HUD Demand Letters, Non-Compliance notices and other notifications • Remit funds to FHA • Update internal systems with status, notes, completion dates and schedule modifications • Prepare HUD CWCOT claims • Review and process third-party sale files • Perform other duties as assigned

🎯 Requirements

• High school diploma or equivalent required • College preferred • Three or more years total work experience in positions with responsibility for processing mortgage foreclosures, associated documents and timelines • At least one year of experience with FHA foreclosures • Highly organized and detail oriented • Ability to work in a fast-paced, deadline-driven environment • Highly proficient with data entry, Microsoft Word, Excel and Outlook • Prior experience using the internet to perform basic searches to obtain information • Prior experience using document retention software; Blitzdoc preferred • Ability to interact with mortgagors, attorneys, title companies and other vendors • Ability to accurately interpret and distinguish information received visually and through audio • Ability to use a computer keyboard and mouse frequently • Ability to work in an office environment • Must be able to follow pre-defined processes and guidelines and escalate complex issues
