📋 Description

• Administer loss mitigation, remedy enforcement and liquidation tasks for an assigned portfolio of geographically diverse, non-performing commercial/business purpose mortgage loans • Contact defaulted commercial loan borrowers, identify default reasons and develop resolution plans • Assess borrower financial situations, property operations and property conditions • Review business and individual credit reports, asset searches, loan documents and servicing agreements • Prepare and verify calculations for legal demands • Negotiate borrower workouts within lender-client parameters • Structure loan modification and forbearance agreement terms • Review property valuation reports and perform or review collateral property inspections • Prepare formal business plans covering default reasons, enforcement options, alternative strategies and servicer recommendations based on net present value analysis • Direct and monitor third-party vendors, including legal counsel, inspectors, appraisers, property managers, investigators, receivers, brokers, contractors, title agents and insurance adjusters • Prepare asset disposition projections, including recovery amounts, losses and timelines • Provide instructions for posting and disbursement transactions • Maintain accurate status reports on assigned assets • Support Commercial Primary Servicing representatives with borrower outreach, market analysis and investor inquiries • Comply with Company training, compliance, audit and reporting requirements • Identify operational issues and suggest solutions • Administer defaulted loan sales • Administer complex REO activities, including directing property managers and brokers, assessing property condition and preparing or reviewing budgets • Establish borrower contact within 5 business days of transfer to special servicing • Complete formal business plans within 45 days of transfer • Provide monthly written qualitative status comments and update formal business plans at least every 180 days • Set expectations for third-party vendors and provide departmental instructions within servicing standards • Maximize recovery for lender clients • Complete at least 40 hours of annual Company training • Complete other assigned activities and duties

🎯 Requirements

• Minimum 5 years’ experience managing defaulted commercial business purpose loans secured by commercial use, mixed use, SFR/multifamily rental and/or SFR/multifamily transitional properties • Strong understanding of lender default remedies and enforcement strategies, including foreclosure, trustee sales, receivership, UCC sales and bankruptcy strategies • Strong understanding of loan covenants and covenant compliance • Strong understanding of CRE income property fundamentals, including income property operations analysis and borrower financial analysis • Strong understanding of commercial real estate loan documentation • Strong verbal and written communication skills • Strong negotiation skills • Ability to work independently with minimal supervision • Strong problem-solving and decision-making skills • Ability to comply with detailed reporting requirements • Ability to work under pressure, meet deadlines and adjust to changing priorities • Proficiency with Microsoft 365 Suite, Adobe applications and commercial loan servicing applications such as REALSynergy, Strategy and Enterprise • Teamwork skills to collaborate with associates in multiple departments • Prior underwriting experience for commercial business purpose loans secured by multifamily, mixed use, commercial use, SFR investor rental and/or SFR/MFR construction/residential transition properties • Prior rental property management experience • Availability for occasional travel of 5%-25% • Must pass the Company’s Background Screening process prior to beginning employment • May be required to pass client-specific background checks or Federal/State licensing requirements, if applicable
