📋 Description

• Conduct pre-audit reviews of annual expense reconciliations for accuracy and lease compliance • Analyze CAM, operating expenses, real estate taxes, insurance, utilities, maintenance/repair, and capital expenditures • Interpret lease provisions governing landlord expense pass-throughs • Request and review landlord backup documentation, including general ledgers, tax bills, insurance documents, utility invoices, amortization schedules, and estimates • Communicate with landlord representatives throughout audits and dispute resolution • Perform detailed expense analysis using standardized checklists and year-over-year variance worksheets • Collaborate with Lease Analysts and communicate audit progress, findings, and recommendations to clients • Prepare final audit analyses and summaries of findings • Prepare savings/recovery invoices for client billing • Maintain audit files, records, tracking, statuses, communications, open matters, closed audits, and realized savings • Report audit status regularly to internal management • Interface with landlords, owners, managers, accountants, legal, and risk representatives on complex audit and lease issues • Process a high number of pre-audits annually • Oversee account process maintenance and playbooks with the Operations Director • Reconcile client payments related to OPEX, CAM, and taxes • Work with international internal teams on joint audits • Conduct quality-control reviews of Lease Auditor work and assist with unresolved disputes • Research tax websites for GIS/parcel maps and communicate with taxing authorities

🎯 Requirements

• Associate or bachelor’s degree in business, accounting, real estate, or similar field preferred • At least 5 years of relevant experience preferred in commercial real estate lease administration and/or paralegal, accounting, or property management fields • Experience in either the landlord or tenant sector • Entry-level skills in managing and performing lease audits related to OPEX, CAM, RET, insurance, and utilities • Familiarity with pre-audit reviews of annual expense reconciliations • Strong knowledge of commercial lease language and expense pass-through provisions • Understanding of Proportionate Share, Management and Administrative fees, Base Years, gross-up provisions, caps, amortization of capital expenditures, GLA, GLOA, and co-tenancy • Knowledge of commercial, retail, medical, and industrial lease types • Basic understanding of Stark Laws as they relate to medical clients • Experience with commercial real estate database applications such as ProLease, Harbor Flex, or CoStar helpful • Experience with accounting software such as MRI or Yardi, or other lease management database systems helpful • Ability to work with NNN and Base Year leases • Ability to research tax websites for GIS/parcel maps and communicate with taxing authorities • Currently authorized to work in the United States on a full-time basis • Must be able to work in a high-volume, performance-driven environment • Strong organizational, interpersonal, and communication skills • Highly detail-oriented, professional, ethical, and able to multitask calmly under pressure
