• Manage a student housing portfolio by maximizing net operating income through increasing revenues and minimizing expenditures while maintaining high-caliber on-site services and staff • Maintain excellent customer relations through timely communication and solutions to customer concerns • Recruit, train, motivate, develop, and manage on-site teams at each property • Manage personnel issues through clear expectations and progressive counseling • Maintain product knowledge of each community and competitive communities by evaluating market conditions and trends • Direct sales and marketing plans to maximize rental income and budgeted occupancy • Implement cost-control and revenue-improvement programs • Establish leasing and renewal goals for each property • Set rental rates with the annual budget process and present recommendations to executive leadership and owners • Evaluate and implement rent/pricing strategy changes and maintain accurate websites and collateral materials • Develop and maintain university relationships with housing, resident life, and financial aid offices • Represent the company with clients, insurance adjusters, government agencies, code officials, and tenant groups when authorized • Plan and implement annual Turn-related events for each property • Conduct quarterly property inspections covering curb appeal, safety, office and maintenance operations, capital improvements, risk management, and common areas • Assist Property Managers with annual operating budgets and present budgets for approval • Operate properties within approved budgets • Ensure rent collection, delinquency reporting, collections, and write-offs follow company policies • Analyze monthly financial statements and approve monthly variance reports • Review and approve monthly accruals and reclasses • Negotiate contracts and major purchases with Property Managers • Follow Federal, State, and local asset-management laws • Complete required company, owner, and supervisor reports • Perform other duties as assigned to meet Company goals and objectives
• A minimum of 3-5 years multi-site property management experience is required. • High school diploma or equivalent required. • Ability to perform intermediate to advanced mathematical functions • Ability to understand and perform all on-site software functions; Entrata experience highly preferred • Proficiency in Microsoft Office applications (Word, Excel, Outlook, Power Point) required • Travel required as needed to fulfill requirements of the position and to attend company events and training course (approximately 70% travel)
