📋 Description

• Assist with the profitable implementation of multi-state affordable low-income housing developments, principally financed utilizing Low Income Tax Credit (LIHTC), from inception to certificate of occupancy • Coordinate development activities across a pipeline of projects in multiple Mid-Atlantic and Southeast states, from due diligence, application, construction, and conversion • Submit funding applications, including LIHTC, FHLB, and other applicable Federal, State, and Local funding resources • Conduct project financial feasibility analysis • Maintain project budgets, complete sources and uses, and update project cost to complete monthly • Assist the VP of Development in obtaining local municipal project approvals • Direct and coordinate third-party design professionals, including architects and engineers • Coordinate completion of third-party market studies, appraisals, and other studies • Review and coordinate approval of third-party contracts and billings • Assist with pre-syndication, equity, construction loan, and permanent loan closings • Coordinate development details with Construction, Property Management, Legal, Accounting, and Insurance Departments • Represent the owner at construction meetings and resolve design, scheduling, permitting, professional responsibility, and draw review issues • Approve hard cost draws and assist with soft cost draws and submissions to funders • Review and recommend approval of construction change orders • Determine regulatory requirements for issuance of certificates of occupancy and direct completion of required roles • Oversee construction punch lists and ensure work completion • Assist in preparing final job costs for 8609 issuance and regulatory agreement filings

🎯 Requirements

• Prior 3+ years in planning, real estate development, financial industry, or a combination of these fields preferred • Affordable housing industry experience strongly preferred • Project management experience required • Ability to create and develop projects through to completion • Strong writing and presentation skills • Proficient computer skills, including MS Office Suite (Word, Excel, PowerPoint, Outlook) • Dealpath and Yardi Voyager experience preferred • Strong math/finance aptitude • Prior underwriting or budgeting experience preferred • Bachelor’s degree required, with a major in business or planning preferred • Minimum High School diploma/GED equivalent required
