📋 Description
• The Commercial Examiner searches public records and examines titles to determine legal condition of primarily commercial or industrial property title. • Copy or summarize recorded documents which affect the condition of title to the property. • Works independently and uses experience to examine title to real property, ranging in complexity, to determine status and establish chain of title. • Communicates directly with Title Agents, Lawyers and Paralegals regarding pending transactions.
🎯 Requirements
• High School diploma (or equivalent). • Specialized training in word processing software, database or Excel (obtained either in school or by up to six months of training) is desirable. • Knowledgeable of title matters unique to corporate entities. • Minimum of five years’ experience in the title industry with some commercial search experience. • Ability to explain chain of title, exceptions and requirements to managers, underwriters and agents. • Familiarity with title searching software preferred, such as ATIDS, DataTree, DATA Trace, FASTSearch, etc.
