📋 Description

• Receive, evaluate, and prioritize maintenance requests through online portals and communication channels • Troubleshoot basic maintenance issues remotely with tenants • Identify vendor requirements and assign qualified third-party contractors based on urgency, trade specialty, and scope • Source, vet, and maintain relationships with local vendors and contractors • Request, compare, and negotiate repair and property-improvement quotes • Dispatch technicians and track work orders through completion and invoice verification • Communicate repair status with tenants and keep property owners informed about conditions, progress, and expenses • Follow up after repairs to ensure tenant satisfaction and quality control • Maintain documentation, photos, invoices, and maintenance logs in digital software • Review vendor invoices and approve payment according to budget guidelines • Identify recurring property issues and recommend preventative maintenance

🎯 Requirements

• Strong understanding of residential systems, including HVAC, plumbing, electrical, appliances, and carpentry • Strong interpersonal and customer service skills • Ability to analyze situations remotely and find quick, cost-effective solutions • Ability to manage multiple ongoing work orders and prioritize urgent issues • Comfortable working independently and managing time effectively • Familiarity with Slack, email, phone software, task management platforms, spreadsheets, digital management tools, and cloud-based platforms • Must work Monday to Friday from 8:30 am to 5:00 pm EST • No temporary workers • Must not work for another company at the same time • Must not hire subcontractors to perform assigned work
