• Take lead responsibility for completing dispositions of an assigned portfolio of LIHTC investments • Review and interpret partnership agreements for disposition terms and consent requirements • Develop disposition strategies and effectively negotiate deal terms with general partners and investors • Prepare internal real estate and partnership valuation models, and tax assessments • Review appraisals of real estate, appraisals of partnership interests, and capital needs assessments • Draft correspondence with investors on disposition plans and obtain consent from investors • Coordinate with in-house legal counsel, Investor Relations, Asset Management, and accounting team members • Close final transactions • Negotiate unique dispositions, including those as part of a workout of a troubled deal • Maintain accuracy of system data and reporting • Interact with Enterprise staff to provide accurate and timely information • Maintain relationships with development partners • Assist with training and presentations
• 3 - 5+ years’ experience with real estate, asset management, housing programs, finance, accounting, law, and/or property management • A Bachelor’s degree or equivalent is desired, preferably in real estate, finance, business, accounting, or related field • Strong financial, analytical, organizational, and quantitative skills • Strong understanding of real estate economics and valuation concepts • Ability to manage shifting priorities and multiple transactions in a deadline-driven environment • High level of professionalism, sound judgment, and ethical decision-making • Strong written and verbal communication skills with the ability to clearly convey complex financials and transactional concepts • Knowledge of LIHTC and Salesforce preferred • Certification in real estate appraisal a plus
