• Responsible for managing all real estate matters for renewable energy projects • Managing all title matters including preliminary searches, proforma negotiations, and obtaining all required endorsements and policies needed for financial closing. • Manage all title insurance company relationships • Commissioning and reviewing ALTA surveys • Curing all title matters needed for title policy issuance. This includes managing outside resources such as consultants and legal • Lease preparation and review • Execution of lease options and purchase options • Obtain all required easements and crossing agreements with support from project developer • Assist commercial team perform real estate diligence • Assist Finance and legal group on real estate diligence • Prepare real estate data room • Manage all negotiations with the title company • Obtain title policy and endorsements • Obtain all required estoppels, affidavits, or other required documents from debt and equity
• Minimum of ten (10) years of real estate paralegal experience or title company experience • At least 8 years of experience with title and survey related work (including review of title commitments, negotiation of title policies and title curative work), leasing, and real estate purchase and sale transactions • Paralegal certificate (or equivalent experience) required • Experience with real estate development projects, specifically renewable energy projects • Proficiency in drafting and reviewing real estate and title curative documents • Experience in reviewing title work and surveys • Strong organizational, time management, and oral and written communication skills • High attention to detail • Ability to prioritize and meet deadlines without sacrificing quality of work product • Ability to work independently and collaboratively, depending on the situation • Excellent interpersonal skills • Ability to prioritize and meet deadlines without sacrificing quality of work product • Proficient in MS Office Products, including Word, Excel, Outlook and PowerPoint • Bachelor's degree preferred, but not required • Requires excellent understanding of legal and real estate vocabulary • Strong organizational, communication and management skills • Able to demonstrate experience dealing successfully with peers, subordinates, management, and unaffiliated third parties • Detail oriented, creative, intuitive, accurate, hard-working, and professional • Highly motivated self-starter, friendly personality, and good team player
